Southern Delaware County Realty Association
By-Laws and Constitution

Article I - Name
This organization shall be known as the Southern Delaware County Realty
Association.

Article II - Purpose
The purpose of this organization shall be to promote real estate relations
between Realtors, Lenders, Title Companies, and those who serve in an
associated or closely related field and the general public.

Article III - Who May Belong
Southern Delaware County Realty Membership shall be limited to members in
good standing of the Columbus and/or neighboring Boards of Realtors, Affiliates
- Title Company Representatives, Lenders, Attorneys, Real Estate Publications,
Educational Seminars, Home Inspectors, Gas & Termite Inspectors, Builders,
Insurance Agents, Cellular phone companies, and other companies related to
real estate.

Article III-A - Membership
Section 1.  Southern Delaware County Realty Association recognizes three
distinct member classifications:

A.        
Company
1.         Broker membership shall include Real Estate Company office
       location.

Company Office Location
2.        Affiliate membership shall be limited to title companies,
       lenders, gas & termite inspection companies, home inspection
       companies, builders, Real Estate publishers, and educational
       seminars.  These members may make announcements and
       distribute literature.

B.        
Individual
1.        Individual membership shall be limited to Realtors and repre-
      sentatives of affiliated companies.  These individual members
      may make announcements and distribute literature.  Realtor
      and Builder members may place homes on tour.
C.      
Honorary
1.        Honorary member shall be any non-Realtor to whom the                                   
           association may, from time to time, elect to bestow such                                   
           membership in recognition of their outstanding contribution to the                   
           association and/or the furtherance of the purpose of this                                    
           association.

Section 2.  
Rules from Compliance of Membership.  Each member shall conduct
his/her Real Estate business in accordance with such rules and regulations as
this association may establish.

Section 3.  
Application for Southern Delaware County Realty Association.  
Membership must be made in writing, accompanied by the appropriate dues,
and the business address and phone number (office and/or home) of the
company members and individual members.  A business card must be attached
to the application.

Article III-B Voting Members and Voting

A.        General Voting Members and Eligibility Requirements - Each general
voting member present shall have one (1) vote on all Association matters.

1.        Broker with Company membership.
2.        Individual Real Estate Sales Association members.
3.        Each individual, paid affiliate company member.
4.        To be eligible to vote in the yearly November elections, one must                    
            have signed in and attended at least five (5) meetings by election                   
            day.
5.        To vote on bylaw changes or other association matters, one needs
      to have been a member for at least thirty (30) days.

B.        
Dues - A check for annual dues should be made payable to Southern
Delaware County Realty Association.  Please mail or give check to the current
Treasurer.  Those wishing their names to be printed in the directory, please pay
your dues on or before February 15.

Article V Officers and Committees

Section 1.  Officers are to be elected on the fourth (4th) weekly meeting date in
November.  More than one (1) officer may be elected per corporate/franchise
name during any given term of office.

A.        
Election of Officers - A nomination committee of five (5) shall be appointed
by the President no later than the first (1st) meeting in September.  They shall
present a slate of officers in writing no later than the first (1st) meeting in
November.  Nominations are also open from the floor during the first (1st) and
second (2nd) weekly meeting in November.  Nominations shall be closed by the
end of the second (2nd) weekly meeting.  A written slate of officers will be
distributed to members present at the next weekly meeting (3rd week of
November) following the closing of nominations.  Candidates will be given time
to give campaign speeches at this meeting.  Voting ballots will be distributed and
cast at the fourth (4th) weekly meeting in November.  The nominating committee
will be responsible for counting the ballots and announcing the results at the end
of the fourth (4th) weekly meeting.  If any members of the nominating committee
are running for office, the President will appoint a substitute to assist with
counting ballots.

B.     
   Term of Office - Officers shall serve for a period of one (1) calendar year,
January 1 through December 31.  Officers may serve as many consecutive terms
in the same office as they are nominated and elected.

C.        
Officer Qualifications - The offices of President and Vice President shall
be held by Realtor members only.  Any Realtor or affiliate member may be
elected Secretary, Treasurer, or Tour Director.  No individual may run for
President for two consecutive terms.

D.        
Committees - Committees  appointed by the President may include (a)
Ethics and Advisory, (b) Budget/Audit, (c) Constitution and Bylaws, (d)
Program/Social, (e) Nominating and (f) Other committees as the President
deems necessary to operate this association.  Committiees will report back to
the members present at the weekly meeting for appropriate action.

Article VI Revision of Bylaws

Section 1.  These Bylaws and Rules and Regulations as may be adopted can
only be changed by a 2/3 majority vote of the members present.  Proposed
changes are to be presented in writing to all members present at the two (2)
weekly meetings prior to the vote of the proposed adoption or change.  The vote
would then take place at the third (3rd) weekly formal business meeting.

Article VII Meetings

Section 1.  Formal business meetings shall be every Monday at 9:00 a.m.  Time
of day, cost and place may be changed by a majority vote as per Article VI.  A
minimum of eleven (11) eligible voting members need be present to constitute a
formal meeting.  National Holidays to be scheduled by the board
.

Section 2.  If the Olentangy School District is closed due to inclement weather, the
Southern Delaware County Realty Association meeting and tour will be cancelled.

Section 3.  Additional formal business meeting may be scheduled by the officers
of the association upon favorable acceptance of 2/3 majority vote of members
present at a formal business meeting.

Article VIII Permanent Offices

A.          President - The office of President is empowered to appoint committee
chairpersons and committee members to serve as he/she sees fit and is
necessary.  The President shall preside over all meetings and assemblies of
which the Association is the official sponsor.  The President is empowered to
appoint individuals to complete the term of any office that, by one person or
another, is vacated during his/her administration.  From time to time, it is
envisioned the President may be called upon to service as the official public
spokesperson for the Association.

B.        
Vice President - The Vice President, in the absence of the President, shall
preside over all meetings of which the Association is the official sponsor.  In the
event the office of President is vacated during the administrative year, the Vice
President shall automatically succeed him/her to that office.  The Vice-President
shall carry out those duties assigned him/her by the President.  The Vice
President along with his/her two (2) appointed audit Committee members shall
present to the General Membership the annual audit at the first regularly
scheduled meeting in February.

C.        
Secretary - The Secretary shall perform those duties attributed to that
office including, but not limited to, preparation of Association's Membership
Roster and quarterly updates of Membership Roster, organizing committees and
securing breakfast sponsers, scrapbook updates, and minutes of previous
meetings, etc.

D.        
Treasurer - The Treasurer shall perform those duties attributed to that
office.  The ultimate responsibility for the Association's funds rest with the
Treasurer, subject to an annual audit to be conducted by the audit committee as
referred to in Article VIII Section B.  The Treasurer shall provide a weekly
summary of the Association's expenses and balances.
 Preparation of
Association's Membership Roster and quarterly updates of Membership Roster.
       
E.        
Tour Director - The Tour Director shall provide a written schedule of tour
(Physical/Video) of homes at each meeting if we have homes on tour.  The Tour
Director shall follow the items in Article X of the Bylaws.

F.         Signature of any one (1) of the following officers; President, Vice President,
or Treasurer is required on all check and withdrawal slips.

Section1.  All members are to conduct themselves in accordance with Part III of
the Principals of Real Estate Practice and Cannon of Business Ethics of the State
of Ohio and Standards of Practice of the National Association of Realtors.

Article X Tour

Section1.  Tour shall be limited to listing members current in dues and in good
standing with the Southern Delaware County Realty Association.  Only the listing
agent or assistant can place a home on tour and must be present to introduce
the listing at a regular meeting.  Exceptions may be made in case of emergency,
and the President or presiding officer will make the necessary decisions.

The SDCRA tour is on Monday morning immediately following our meeting.  
Realtors placing properties on this tour
MUST confirm their property with the Tour
Director*  by
Friday of the previous week or the home will not be on tour.

If a Realtor confirms with the Tour Director* and then does not show up for the
meeting or call one of the officers
at least 15 minutes prior to the meeting, they
will be fined $50.00 (Donated to CORPAC) and receive a
30 day SUSPENSION
from including any other properties on our tour.  (Given our current inventory, this
might end up being a 60+ day wait until the property could be put on the tour.)

Section 2.  Properties to be placed on tour must be listed with MLS by the Realtor.
 Also, new homebuilders who consistently pay commissions to Realtors may
place a home on tour even if it is not listed with MLS.  The new build must be in at
least completed drywall stage.

Section 3.  A listing agent may not have the same house on tour more than once
during six (6) months unless there have been major cosmetic or remodeling
changes made.

   South - Delaware County Line           West - Scioto River

Section 5. The goal of the Southern Delaware County Realty Association is to
make available the inventory and activities in the area to interested agents and
affiliates, as well as, to provide an opportunity to view first hand the properties
currently being marketed.

Tours shall be limited to (6) homes per week.  This number may be extended at
the discretion of the President if necessary.

Section 6.  Affiliate (non-Realtors) are eligible to view properties on tour.  Affiliates
may participate in all activities of the tour.

Tour Guidelines:

Effective June 1, 2004, Tour will be split using the East/West boundaries listed
below:

The first and third weeks of the month we'll tour West of Highway 23                          
and the second and fourth weeks of the month we'll tour East of Highway                 
23.

BY-LAWS
